Included among the success stories from prior projects led by Habif Properties are:

The Mattress Factory 

Beginning in 1981, Habif Properties led the redevelopment of the abandoned Southern Cross Mattress Factory Complex in south downtown Atlanta at the border of the historic Cabbagetown neighborhood. Among the buildings on the Mattress Factory’s 8.5 acre grounds is a structure dating to 1864. Under Habif Properties’ management, The Mattress Factory served as an incubator for some of Atlanta’s most acclaimed artists including Todd Murphy, Tony Hernandez and Rocia Rodriquez. New owners of this property continue to expand on the original vision for the complex created by Habif Properties.

Bona Allen Building

Built in 1917, this nine story office building at 133 Luckie Street in downtown Atlanta was mostly vacant at the time of its purchase by our principals and their partners.  After extensive renovations, the building found new life as a thriving office and retail complex.  Under its new ownership, the building is home to Turner Enterprises, Inc., Captain Planet Foundation, Turner Foundation, Ted Turner Reserves, Ted’s Montana Grill’s corporate offices, and a Ted’s Montana Grill restaurant.

Concord Building

This office building stood next to the historic Glenn building on Marietta Street in downtown Atlanta. After Habif Properties oversaw the building’s renovation, it was sold and demolished as part of the expansion of the Phillips Arena Complex, which is now home of the Atlanta Hawks.

Garnett St. Lofts 

Buildings at the intersection of Garnett and Pryor Streets in south downtown Atlanta were once part of Atlanta’s thriving garment district but were left abandoned in the 1960’s when manufacturing facilities moved to more modern distribution centers outside the city limits. Habif Properties managed the acquisition of many properties in the garment district and attracted tenants like Kelly’s Seed and Feed Theater and the downtown party space, Studio Central. An entire block of properties controlled by Habif Properties' principals was acquired by the City of Atlanta in 2002 to create the Municipal Court Complex.

Representative current projects owned by principals of Habif Properties:

383-393 Marietta St and 320 Luckie St.  

Long before the creation of downtown Atlanta’s wildly successful Centennial Olympic Park, Habif Properties oversaw investment in a number of vacant properties along the Marietta St. corridor. Current tenants of Habif Properties in this area now include two restaurants, and a number of retail tenants. The newly vibrant area is home to the many of the city’s most popular tourist destinations including the Georgia Aquarium, the Coca Cola Museum, the Civil Rights Museum and the College Football Hall of Fame.

1776 Peachtree Building

This building was the former site of Atlanta’s landmark restaurant, The Coach and Six.  Habif Properties and its partners renovated and re-tenanted the building before selling the asset to new owners.  The  building continues to remain a landmark on Atlanta’s famous Peachtree Street.


1680 Howell Mill Rd 

Habif Properties with a 50% equity partner assembled 5 properties at the intersection of Howell Mill Rd and Chattahoochee Ave totaling 3 acres at the entrance to Atlanta’s thriving Westside District. The Howell Mill frontage is ground leased to QuikTrip.  Habif Properties is working on the development of additional retail concepts on the site.


M C Kiser Lofts 

This 3 story historic brick structure at 210 Pryor St in Atlanta was built in 1926 for the M.C Kiser shoe manufacturing facility. The property is located one block from City Hall and minutes from the Georgia Capitol, Underground Atlanta and Georgia State University. Principals of Habif Properties purchased the vacant building and two adjacent structures in 2008.  After successfully managing and leasing the property for 8 years, the property was sold to Gallman Development Group for conversion to loft apartments. The building is now designated as an historic structure insuring it will continue as an icon in south downtown Atlanta.
