The Art of Tenant Curation: Why the Right Retail Mix Matters More Than Filling Space

A successful shopping center isn't simply a building divided into storefronts. It's a carefully curated collection of businesses, each contributing to the success of the property as a whole. Choosing the right tenants is part economics, part understanding consumer behavior, and occasionally part matchmaking.

At Habif Properties, we recognize that the highest-paying tenant isn't necessarily the best tenant. A business that generates consistent traffic, complements neighboring retailers, and remains viable through changing economic conditions can create considerably more long-term value than one offering a slightly higher rent.

It Starts with the Anchor

The anchor tenant establishes the identity of a shopping center and often influences which smaller businesses are attracted to the property. Grocery stores, discount retailers, fitness centers, and other destination businesses bring customers who might otherwise never visit the center. The ideal anchor generates frequent, repeat visits rather than relying on occasional purchases.

But attracting an anchor often requires financial concessions. Larger tenants may negotiate lower rental rates, substantial tenant improvement allowances, extended lease terms, and other incentives. From a landlord's perspective, these concessions can be worthwhile if the anchor's presence improves occupancy, supports higher rents in the smaller in-line spaces, and strengthens the property's overall value.

The challenge is selecting an anchor whose customers will also support the surrounding businesses. A grocery store creates opportunities for restaurants, salons, pharmacies, and other convenience-oriented tenants. A fitness center might complement a smoothie shop or wellness business. Simply generating traffic isn't enough; it needs to be the right traffic.

Building the Right Tenant Mix

The most resilient shopping centers balance businesses that fulfill everyday needs with those offering convenience, services, and experiences. Hair salons, medical providers, restaurants, laundromats, pet grooming businesses, and discount retailers all provide products or services that are difficult to replicate through an online transaction.

This is particularly important as e-commerce continues reshaping traditional retail. Businesses selling merchandise that can easily be purchased online face different competitive pressures than a barber, dentist, or neighborhood restaurant. And while no business is completely recession-proof, necessity-based retailers and service providers often demonstrate greater resilience when discretionary spending declines.

Tenant compatibility is equally important. A popular restaurant may generate substantial traffic but also create parking congestion, odors, or demands on shared infrastructure. A fitness studio can attract loyal customers while monopolizing parking during peak hours. A successful tenant mix requires understanding not only what a business sells, but how it operates.

Sometimes the Best Lease Is the One You Don't Sign

A landlord's responsibility extends beyond filling vacancies. Poor tenant selection can create conflicts, discourage customers, and negatively affect other businesses. Equally concerning is concentrating too much of a property's income in businesses vulnerable to the same economic disruptions.

At Habif Properties, our approach to retail leasing emphasizes long-term compatibility, financial sustainability, and the ability of neighboring businesses to support one another. The goal isn't simply to achieve full occupancy today, but to create a shopping center that remains attractive to tenants and customers for years to come. Because in retail real estate, who occupies the space can be just as important as the space itself.
