Finding the right artist studio is about more than square footage. Artists need privacy, flexibility, and an environment that supports focus and long-term growth. At Habif Properties, we have been developing artist and creative studio spaces in Atlanta for more than four decades.


Our experience dates back to the redevelopment of the Southern Cross Mattress Factory, one of Atlanta’s earliest adaptive reuse projects dedicated to artists—and that legacy continues today with Artisan Studios.


A Legacy of Supporting Atlanta Artists


From Southern Cross Mattress Factory to Modern Artist Workspace


Beginning in 1981, Habif Properties led the revitalization of the abandoned Southern Cross Mattress Factory Complex in south downtown Atlanta at the border of the historic Cabbagetown neighborhood. Spanning 8.5 acres and anchored by structures dating back to 1864, the complex was transformed from industrial vacancy into a vibrant hub for creative work and artistic collaboration.


Under our stewardship, the Mattress Factory became an incubator for Atlanta artists, offering affordable, flexible workspace long before creative studio rentals became common in the city. Among the artists who developed their practice in studios on the campus were:


  • Todd Murphy – Experimental mixed-media artist whose work combined photography, installation, and sculptural elements and who became a recognized voice in contemporary art nationally.

  • Tony Hernandez – Atlanta artist with a practice rooted in both community engagement and multidisciplinary creative work.

  • Rocia Rodriguez – Visual artist known for powerful installations and works exploring identity and cultural narratives.


These artists and others helped define Atlanta’s cultural landscape, building their work and reputation in spaces Habif Properties helped create.


Though the original Mattress Factory buildings are now adapted into historic lofts and mixed-use spaces, the creative legacy continues as new owners build on the vision established more than forty years ago.


Artisan Studios: Creative Studio Space Available Now


Artisan Studios is our current artist-focused studio offering, designed specifically for painters, sculptors, designers, makers, and creative professionals seeking high-quality workspace in Atlanta.


One of the dynamic creative organizations now calling Artisan Studios home is Hawkins Headquarters, a contemporary art gallery and project space led by artist Alexander Hawkins. Hawkins Headquarters operates with a curatorial focus on emerging artists, emphasizing innovative exhibition design and spatial engagement.


Located within Artisan Studios’ creative ecosystem, Hawkins Headquarters has garnered positive attention in the Atlanta arts community for its thoughtful programming and exhibitions that spotlight both local and international artists. Coverage in local arts publications such as ArtsATL highlights the gallery’s impact and growing reputation as a site for meaningful contemporary art experiences.
